How we prepared the home
After listening to my stager and getting a quote of about $3000 to bring in staging furniture and props, they decided to stage it themselves. They figured that they would use that $3000 to buy things that they could use in their home that they just purchased.
I was pleasantly surprised at how well they staged the home. Just enough to make it feel homey.
We did our coming soon period and had the open house a few days after we went public.
We had 18 buyers come through the open house. One couple brought their agent back a few days later and sent us an offer for $870,000 that the sellers accepted.
Challenges overcome
Several issues came up during the inspection. One small water stain in the sheetrock of the finished basement had the buyers concerned about water issues.
Then the radon test came up very high at 14 pci. which was puzzleing since the sellers had a really nice radon remediation system with 3 penetrations into the basement slab. Even though my seller agreed to get it fixed, the buyers got spooked and terminated.
Usually radon remediation is pretty simple and straight forward but this one was a challenge. We had the home off the market for 30 days while the radon work was being done. At the same time most of the other inspection items that came up were taken care of.
When we finally got close to being done, we put it back on the market. The original buyers actually came back and put in an offer again. We had an estimate for $5000 for the radon work so we reduced the price $5000 and let the buyers take care of the radon after closing.
Since they had a working radon remediation system to begin with, I hadn't bothered to check it with my continuous radon monitor. I just assumed it was OK. The radon people said that there wasn't enough air being sucked through the system because the pipes were in solid rock beneath the home. They had to drill deeper holes to get down to a more gravel like area.
