How we prepared the home
Bennett thought he might be able to sell the home himself but after listening to my Home Story Branding process and the low flat fee he thought it was a no-brainer to let me list his home.
I thought $799,000 was a bit agressive but he listened to everything my stager recommended and made the home a showcase that shined.
We did a coming soon period and went live on Thursday. We had an offer of $815,000 come in on Saturday with a deadline of 5pm on Sunday. There was no appraisal contingency and only a 4 day due diligence period. I didn't think we could get better than that. But we played out our plan for an open house on Sunday just in case.
A buyer who had seen it the previous day came back with his agent to the open house. He loved it. Told us how useful the built-in bunkbeds would be when his grandchildren visited.
He made a cash offer $822,500. That was $23,500 over list price. He actually had an escalation clause that capped out at $835,000.
It's nice to see a buyer who seems to really love the home. It makes the seller more secure that the sale has a high chance of making it to the closing table.
Challenges overcome
A few repairs were requested but the seller gave $3000 towards closing costs instead.
After it went under contract the seller had an estate sale to sell everything instead of moving it to Florida. The buyer actually had bought the 4 rocking chairs on the front porch during the estate sale. But 2 of them were stolen so the seller reimbursed him to make it right.
