How we prepared the home
The sellers wanted to get top dollar. Before listing, they renovated the kitchen and bathroom. They repainted everything and refinished the hardwood floors. It made a big difference.
A similar home had just sold for $765,000 so I recommended listing it at $800,000. But they insisted on putting it on the market at $850,000. After 2 months they dropped the price to $800,000 and we got it under contract for $790,000.
Challenges overcome
If we had listed it at $800,000 to begin with I think they might have gotten over list price.
Pricing is key. After a home sits for a few weeks buyers think that it must not be such a hot property.
