How we prepared the home
The seller had this completely renovated home rented out for the previous 2 years. When the tenant moved out, she repainted everything and refinished the floors.
The seller was good at staging so she brought in key pieces of furniture and staged it very nicely. The first person who saw it said they would submit an offer but then they got cold feet. We had several others who seemed interested during the open house but nothing came of it.
Showings slowed down after the first week and then 3 weeks into it, we received 2 offers on the same day. We knew we were priced right because we had visited all the competing properties.
Challenges overcome
One interesting thing I observed. I saw that an agent who had showed the listing had gone under contract with another similar home close by. I called him up to see why his buyer went with the other home instead of ours. They both were pretty much the same home in similar condition. He said that the family room in ours seemed very small. He said that the two seat sofa we had used made the buyer think that that was all the would fit. The other one was staged with a large sectional group so they thought it was much bigger.
So I was curious and went out and measured both family rooms. They were both within one foot of each other. It's funny. You would think that staging with large furniture would make the room look smaller but in this case, there was a buyer who was really concerned about whether her large sectional would fit and seeing a home that also had a large sectional made her feel more comfortable about it.
